What We Repair Most Often in Leesburg
Nearly every leak we are called to in Loudoun County is one of these five things, and not one of them is “the shingles are worn out.”
Cracked pipe boots
The rubber collar around a plumbing vent. It dries out and splits in ten to fifteen years while the shingles still have a decade left. This is the single most common repair we do, and it is a small job.
Failed flashing
Metal at chimneys, in valleys and wherever a roofline changes direction. Sealant shrinks, fasteners back out, and water gets behind it. Common on the more complex rooflines around Lansdowne and the estates out by Oatlands.
Storm and wind damage
Lifted, creased or missing shingles after a severe thunderstorm or hurricane remnant. Creased shingles are the ones homeowners miss — they look fine from the ground and no longer seal.
Clogged valleys and gutters
Debris holds water against the roof long after the rain stops. Water then runs behind the fascia instead of off it and softens the decking at the eaves.
Skylights and chimney joints
Any penetration through the roof plane is a place water can get in. Skylight perimeter seals and chimney counter-flashing are both routine repairs.
Rotted decking
Not a cause, a consequence. If water has been getting in for a season or two, the plywood underneath has to come out as part of the repair.
Do You Need a Repair or a Replacement?
This is where homeowners get taken advantage of, so here is the honest version.
A repair is usually right when the roof is under about twenty years old, the problem is in one place, and the shingle field around it still has life. A split pipe boot on a fifteen-year-old roof is a few hundred dollars and buys you another decade. Anyone quoting a full replacement for that is selling, not diagnosing.
A replacement starts to make sense past roughly twenty-five years, or when there are failures in several places at once, or when granules are washing out of the gutters in quantity, or when the decking has gone soft over an area rather than at one spot. At that point repairs are money spent on a roof you will replace soon anyway.
Leesburg has a lot of housing right in the middle of that window. The Lansdowne communities have a median build date around 2004, which puts them at roughly twenty years old — prime repair territory, not replacement territory. We say so even though the replacement is the bigger invoice.

How Much Does Roof Repair Cost in Leesburg, VA?
Repairs vary more than replacements do, because the price depends entirely on what failed and how long it has been failing.
Small, single-point repairs
A few hundred dollars. A pipe boot, a handful of shingles, a re-sealed skylight perimeter, minor flashing work.
Flashing, valley and chimney work
Several hundred to a few thousand. Depends on how much metal comes out and how much of the surrounding roof has to be opened up to do it.
Repairs with decking replacement
Climbs quickly. Once plywood is involved you are paying for materials, labour and disposal. This is the cost of waiting.
We will not quote a roof repair over the phone, and neither should anybody else. What we will do is come out, get on the roof, photograph what we find and give you a written price with no obligation attached.
If it turns out the roof is past repairing, you will get ranges for a full Leesburg roof replacement as well, plus financing if the timing is difficult.

Storm Damage Repairs and Insurance Claims
Loudoun County gets severe thunderstorms through the summer and the occasional hurricane remnant, and both find whatever was already weak.
Insurance covers sudden damage, not age. Wind and hail damage is frequently covered; a roof that has simply worn out is not. Many policies also move older roofs from replacement cost to actual cash value, which pays out depreciated — worth checking your policy before you need it rather than after.
What we do: inspect the roof, photograph and document the damage, and give you a written assessment you can hand straight to the adjuster. If there is an active leak we will get it stopped first and sort the paperwork after.
What to Do While You Wait for Us
- Put something under it. A bucket and a towel. If the ceiling is bulging, a small hole at the lowest point lets the water out in one place instead of bringing the drywall down.
- Move what matters. Furniture and electronics out from under the drip, before it spreads along a joist and reappears somewhere else.
- Photograph everything. Date-stamped photos of the stain, the ceiling and any damaged belongings. If this becomes a claim you will want them.
- Stay off the roof. Wet shingles are genuinely dangerous and a foot through soft decking makes the repair bigger. Let us look.
- Do not let anyone start work without a written price. Including us.

Leesburg Roof Repair FAQs
How much does roof repair in Leesburg VA cost?
Small single-point repairs like a cracked pipe boot or a few shingles run a few hundred dollars. Flashing, valley and chimney work runs from several hundred into a few thousand. Once rotted decking has to come out it climbs faster, which is the real cost of waiting. You always get a written price before work starts.
How quickly can you get out to a leak?
Our office is on Shaw Road in Sterling, about half an hour from most of Leesburg. Active leaks get priority and most repairs are booked within the same week. Call (571) 269-8153.
Is it worth repairing an old roof?
Under about twenty years old with a problem in one place, yes — a repair is a fraction of a replacement and often buys you another decade. Past twenty-five years, or with failures in several places, repairs become money spent on a roof you will replace anyway. We will tell you which one you are looking at.
Will my insurance cover the repair?
If the cause was sudden — wind, hail, storm — frequently yes. If the roof has simply worn out, no. We inspect, document and photograph the damage and give you a written assessment for the adjuster.
Can you just put sealant on it?
We can, and on a failed part it buys a season or two at most while water keeps getting past. Sealant over a split pipe boot hides the problem rather than fixing it. Replacing the boot is a small job; replacing wet decking is not.
Do you repair skylights and chimney leaks?
Yes. Skylight perimeter seals and chimney counter-flashing are both routine. Any penetration through the roof plane is a place water can get in, and those are usually repairs rather than replacements.
What if the roof turns out to need replacing instead?
Then we say so and give you honest ranges for it, and you are under no obligation to use us. Our Leesburg roof replacement page has the pricing by house type.
